<p>The world of work is changing at a speed never seen before. The pandemic has been a catalyst that has only accelerated a change that had been underway for years. And it is doing so in a far more radical way than anyone could have expected.</p>
<p>The term <a href="https://en.wikipedia.org/wiki/Great_Resignation">&quot;Great Resignation&quot;</a> that was coined in the USA during the pandemic reflected the feelings of many people who were not willing to work anyway, with the previous models, models that did not harmonize work and personal life. This led millions of people (more than 4 million according to various news reports) to leave their jobs and consider a more humane way of living their working lives.</p>
<p>This same effect has already reached Europe and Spain. And it manifests itself in different ways, from the impossibility of filling the labor supply, to the criteria that people use to choose between different job offers.</p>
<h2 id="the-search-for-new-ways-of-working">The search for new ways of working</h2>
<p>Various studies affirm that in sectors such as technology, although not only, where non-face-to-face work is feasible, if the labor supply does not change, between 41% and 54% of professionals will leave their current positions to look for other work models more in line with this new way of living and working.</p>
<p>The salary aspect is still the most important, with many people preferring a slightly lower salary if they are allowed to work in a work anywhere model.</p>
<h2 id="why-should-companies-offer-the-hybrid-model">Why should companies offer the hybrid model?</h2>
<p>There are many different use cases and many reasons why companies will benefit from offering hybrid models to their employees.</p>
<p>All surveys conducted in the last two years point to the following:</p>
<ul>
<li>The higher the degree of face-to-face, the lower the degree of people satisfaction.</li>
<li>Lack of telecommuting options leads to lower productivity.</li>
<li>Retention and attraction of talent decreases with face-to-face work.</li>
</ul>
<p>Moreover, attracting talent is much more expensive than retaining it. According to <a href="https://www.gnapartners.com/resources">GNA partners</a>, replacing the departure of a junior profile involves an additional cost of between 30% and 50% of the cost of the profile, while if we are talking about a senior, the range rises to 100%-150%. Although other studies, such as this one by <a href="https://www.huffpost.com/entry/how-much-does-employee-turnover-really-cost_b_587fbaf9e4b0474ad4874fb7">Huffington Post</a>, put it much higher.</p>
<p>Likewise, these surveys of people point to a model in which they can have the autonomy to decide the work environment between their own offices, home and flexible spaces, coworkings or others.</p>

No one doubts the need for direct human contact, wherever it may be. Socialization and team engagement are essential. But it doesn&#39;t necessarily have to take place in the office - there are many more options.</p>
<h2 id="why-not-just-home-office">Why not just Home Office?</h2>
<p>Teleworking from home is undoubtedly a good option. It allows to reconcile work and personal life and saves time and money for people. But it also has drawbacks:</p>
<ul>
<li>Burnout syndrome</li>
<li>Long working hours due to the difficulty of disconnection and the separation of both worlds.</li>
<li>The adaptation of the domestic space to be able to work.</li>
<li>The intrusion of the domestic world into the work world and vice versa.</li>
<li>Health and Safety conditions</li>
<li>Aspects related to Occupational Risk Prevention.</li>
<li>The control of the hours worked</li>
</ul>
<p>All this problematic one induces to think that the Home Office, being a very good option, must not be considered as the exclusive option of telework.</p>
<h2 id="telework-and-the-telework-law">Telework and the Telework Law</h2>
<p>Additional attention should be paid to the <a href="https://www.boe.es/buscar/act.php?id=BOE-A-2020-11043">Royal Decree-Law 28/2020</a>, which includes the regulation and regulation of teleworking when it involves a minimum of 30% of the working day. In this situation, of more than 30% of the working day developed outside the work centers of the company, a series of labor and economic conditions regulated by a teleworking agreement between the worker and the company must be fulfilled.</p>
<p>These conditions include from compensation to the worker, to the assurance of compliance with the rules of Occupational Risk Prevention in the place where the activity is developed.</p>

Why companies should go for the new hybrid models

<p>This week we have attended the CoworkingSpain Conference (<a href="https://coworkingspainconference.es/">CWSC</a>) in Valencia where we have had the opportunity to press the vitality of the coworking ecosystem, the flex and coliving.</p>
<p>First of all is to say that the organization of the conference has been excellent by <strong>Manuel Zea</strong> and <strong>Marc Navarro</strong>. Congratulations!</p>
<p>We have had the opportunity to attend a good number of presentations that have been touching different aspects of the sector, from the current state to the trends that are expected for the coming years.</p>
<h2 id="the-industry-in-2021">The industry in 2021</h2>
<p>The first thing to say is that it is in good health and that its future is more than promising.</p>
<p><strong>Manu Zea</strong> opened the sessions by giving an overview of developments over the past year. Despite the difficulties derived from the pandemic, 2021 has been a record year for the coworking market. With more than 1,335,000 m2 available, only in fixed and flex positions, it would reach 131M€.</p>
<p>I would also highlight the granuralization of the spaces. 60% of the total m2 is in the hands of 12% of the spaces (with an average of more than 1000 m2 per space), while spaces smaller than 200 m2, represent 45% of the total coworking spaces with only 10% of the total m2.</p>
<p>Madrid and Barcelona continue to be the Tier 1 cities in Spain, but Tier 2 cities such as Valencia, Malaga and Seville are growing significantly. In this regard, interesting data pointed out by Sarah Colwell and Pablo Ochoa (<a href="https://www.theinstantgroup.com/es">The Instant Group</a>) revealing that Madrid and Barcelona are in the top 6 European cities in the startup ecosystem but that Spain is where the sector is growing the most in Tier2 cities.</p>
<p>He also provided a lot of interesting data <strong>Carlos Almansa</strong> (<a href="https://www.nexudus.com/">Nexudus</a>) on the habits and usage statistics of the spaces managed with his software platform that can be found in his Nexudus Insights report.</p>
<h2 id="coworking-and-coliving">Coworking and Coliving</h2>
<p>The sessions focused on two areas of interest:</p>
<p>The world of coworking, in all its aspects, from the experiences and recommendations of large and small operators, to the analysis, perspectives and expectations of the market.
Coliving and hospitality. We will dedicate a separate article to everything related to coliving, digital nomads and the approach of hospitality to flex workspaces. Particularly interesting were the presentations of Carlota Lago (<strong>LAR group</strong>, wonderful project they are creating in the PTM of Malaga) and Carles Nogués (<strong>TSH</strong>, and his ambitious and innovative hospitality project).
Both big players (Loom, WeWork, Utopicus, Attico, CBRE) and independents (Wayco and Vortex among others) have been represented in the sessions.</p>
<h2 id="trends-in-flex-work-and-coworking">Trends in flex work and coworking</h2>
<p>It is worth highlighting the agora that starred <strong>Maria Montis</strong>, from <a href="https://loom.es/">LOOM</a>, focused on <a href="https://coworkingspainconference.es/ponencias/agora-operaciones-en-espacios-flex">Operations in Flex Spaces</a> and that, thanks to the enormous experience and sympathy of Maria, the attendees were encouraged to share their anecdotes, experiences and doubts, in an anecdotal full of lessons on the operations necessary to make a coworking space a successful one.</p>
<p><strong>Muhannad Al Salhi</strong>, general manager of <a href="https://www.wework.com/es-ES">Wework</a> for Spain and Portugal spoke about the momentum of the sector worldwide and the inexorable implementation of hybrid models (work anywhere) &quot;imposed&quot; by people and to which companies and operators must adapt through the &quot;intentional office&quot;. In this model, operators offer different styles of spaces adapted to people&#39;s needs.</p>
<p>A similar message was given by <strong>Jesse Derkx</strong>, from <a href="https://www.cbre.es/es-es/">CBRE</a>, focusing on the requirements of large corporations to adapt to flex models and the importance of brokers as eekox for these corporations.</p>
<p><strong>Aúrea Rivela</strong> (from <a href="https://utopicus.es/">Utopicus</a>) introduced us to the current situation of Utopicus, and gave way to a detailed study of the typology of companies that work in flex offices, and the evolution that has been seen in recent years.</p>
<p><strong>Nacho Cambralla</strong> (CEO of <a href="https://wayco.es/">Wayco</a>), <strong>Cristina Trilles</strong> (CEO of <a href="https://vortexcoworking.es/">Vortex Coworking</a>) and <strong>Dania Cotlear Stuart</strong> (Head of <a href="https://jeff.com/info/jeffworksvalencia/">Jeff Works</a>) showed the strength of the sector in the host city.</p>
<p><strong>Gabi Espin</strong> (Co-Founder and CEO) and <strong>Naiara Chaler</strong> (Ecosystem Manager) of <a href="https://aticco.com/">Aticco</a> showed their vision far beyond the operation of the spaces themselves, looking towards the creation of ecosystems and communities of value around them.</p>
<p>Special mention to the initiatives in rural coworking by <strong>Laia Benaiges</strong> (<a href="https://www.espailamagrana.cat/">l&#39;Espai La Magrana</a>) who presented her space and the activities carried out there to create a community with added value for its users.</p>
<p>For her part, <strong>Rocío Vielva</strong>, director of the <a href="https://www.bancosantander.es/particulares/banca-digital/workcafe">Work Café</a> network of Banco Santander explained the concept of the new banking office that lies behind the concept and design of the Work Café and its offer of flex workspaces, which, without a doubt, are here to stay.</p>
<p>Also very interesting was the intervention of <strong>Estela Martín</strong> (<a href="https://sincrogo.com/">SincroGO</a>) regarding the new Telework law and the important changes that would be necessary in it so that it is really a law to promote Telework and not an obstacle.</p>
<p>From Custom Suite, Javier Reina showed us the best way to adapt coworking spaces in Shopping Centers, without a doubt a clear and adequate vision from his own experience.</p>
<p>And to finish, and not with the mention of all the speakers, Raquel Traba, showed us how to build from the foundations a sustainable coworking, and no one better than her with her own example in Madrid Triple Coworking.</p>
<h2 id="ukraine-in-the-heart-the-courage-of-the-sector">Ukraine in the heart. The courage of the sector.</h2>
<p>A mention from the heart to <strong>Igor Dzhebyan</strong> and <strong>Vika Zhurbas-Litvin</strong> of the Ukraine Coworking Association. Through a tour of coworking spaces in their country they showed us the horrors of the war unleashed by Russia and the courage of the operators and coworkers who have reconverted their spaces into places of solidarity and resistance.</p>
<h2 id="waiting-for-the-2023-conference">Waiting for the 2023 Conference</h2>
<p>Despite the number of presentations full of ideas, creativity and data, the best part of the conference was undoubtedly the networking sessions, coffees and meals. In those moments, from eekox we have been able to exchange ideas and proposals with the best representatives of the sector in Spain (thanks María, Paloma, Anna, Gabriel, Oscar, Juanjo, Rocío, Carlota, Mar, Patricia ...... for the shared coffees and meals) and also from abroad. <strong>Jeannine Van der Linden</strong> told us about her experience as an accidental entrepreneur and her coworking concept that she has transferred to her 9 spaces in the Netherlands (<a href="https://www.dekamer.eu/">De Kamer</a>).</p>

CoworkingSpain Conference 2022

<p>To move forward with a good business idea often requires capital to be able to tackle all the necessary tasks at the right time. It is very important to know which sources of financing we can turn to without paying an excessive or unnecessary price, especially in terms of equity. From <strong><a href="https://eekox.com/">eekox</a></strong> we want to encourage those who are undertaking and starting their adventure and therefore we leave you this <strong><a href="https://eekox.com/2022/02/06/los-10-pasos-para-lanzar-una-startup/">post</a></strong>, in which we provide clues and ideas on this critical and delicate issue that is the search for capital.</p>
<h2 id="what-is-a-startup">What is a startup?</h2>
<p>Before we begin, let&#39;s define what a startup is. According to the chamber of commerce, &quot;a startup is a new or early-age company that presents great growth potential and commercializes products and services through the use of information and communication technologies. (....) They are businesses that go to market quickly to achieve the necessary growth and funding through digital transformation.&quot;</p>
<p>You can read this post we published a few weeks ago about the necessary steps for your startup to succeed.</p>
<h2 id="what-are-the-phases-of-a-startup">What are the phases of a Startup?</h2>
<p>It is important to give a brushstroke to know where we are, because in each phase our startup will have different investment and working capital needs and we will have to go to the right partner:</p>
<ul>
<li><strong>Pre-Seed.</strong> There is only the idea, it is time to look for partners (if you don&#39;t have them and you want to have them) and sign a Partner Agreement with them. You will need some funding through the 3F (Family, Friends &amp; Fools).</li>
<li><strong>Seed</strong>. It&#39;s time to validate the Business and drive it forward. You need to get funding through a participatory loan or a business angel.</li>
<li><strong>Growth Stage</strong>. The business model works and starts to have cash flow. But an injection of capital is needed for the business to grow according to the Business Plan. This is where investment funds come in.</li>
<li><strong>Scale-up Stage</strong>. The scalability of the business allows the startup to internationalize and attack different or complementary market segments to the initial ones. Expansion may be accompanied by alliances with other companies or the entry of private equity.</li>
<li><strong>Exit</strong>. This is the point we all want to reach, whether we execute it or not. It is the moment to exit to the stock market or to sell to another company. Or not.....</li>
</ul>
<h2 id="bootstrapping">Bootstrapping</h2>
<p>Even if the term doesn&#39;t ring a bell, it should always be the first choice. Bootstrapping refers to the ability to finance itself, using only the capital contributed by the founding partners and the capital generated by the business itself.</p>
<p>It has a fundamental advantage: the founding partners do not lose equity and maintain full decision-making capacity. There is no dilution derived from having to sell shares to investors, so you will always keep 100% of the company.</p>
<p>But it is also true that this mechanism is not viable in most cases. The very definition of a startup implies the existence of costs that will appear before the phases in which the company generates sufficient capital flows to sustain the cost (break-even).</p>
<p>Whatever the amount you need, you must keep in mind that any investor will fundamentally value two things, the business plan and the team. So let&#39;s see where and how we have to go to inject fuel to our business.</p>
<h2 id="in-the-pre-seed-phase">In the Pre-Seed phase</h2>
<p>In this phase you are the investor. There is little more than an idea with a greater or lesser degree of maturity. It is the moment when the founding partners are encouraged to take the step of incorporating the company and make the first capital contribution. The normal thing is to constitute a SL with the minimum contribution, that is to say 3.000 € that have to serve to cover the first expenses of starting up the business. These expenses may be zero or very small or somewhat higher depending on your business. Some additional capital may be needed at this stage. For example, you need to develop an MVP in order to start verifying business hypotheses.</p>
<p>If the founding partners&#39; contributions are not enough to cover these costs you can always resort to the 3F&#39;s, i.e. Family, Friends &amp; Fools. You will be receiving a &quot;soft loan&quot; without the demands of other potential investors that you will have to resort to later.</p>
<p>Without it being a rule, we could be considering the need to cover between 5K€ and 30K€.</p>
<h2 id="in-seed-phase">In Seed phase.</h2>
<p>With the MVP in hand, it is necessary to start verifying the business hypotheses as broadly as possible. It is necessary to identify the target customer segments and reach them. And this will require a larger investment than what can be asked from the 3Fs (unless you are from a wealthy family).
The capital needs at this point are not exorbitant, but they are necessary to cover a series of costs among which may be:</p>
<ul>
<li>Basic infrastructure for both hardware and services, laptops, licenses, AWS, etc.</li>
<li>Evolutions of the MVP for which we may need to hire the services of a programmer.</li>
<li>Small digital marketing campaigns</li>
<li>We are thinking about a need for funding in a range between 50K€ and 200K€ that we can seek through:</li>
</ul>
<h2 id="business-angels-here-you-have-a-list-of-the-100-most-active-vcs-in-spain-in-2021">Business Angels (<a href="https://elreferente.es/ecosistema/lista-100-business-angels-espana/">Here you have a list of the 100 most active VCs in Spain in 2021</a>).</h2>
<p>Their way of operating is very varied, but compared to other types of financing they provide the value of helping, mentoring and guiding their startups. In exchange, you will give up part of your equity.</p>
<h2 id="crowdfunding">Crowdfunding.</h2>
<p>With this modality we will advertise our startup to seek a large number of private investors, each of which will contribute a small amount in exchange for a fee. This can be in the form of shares in your company (with the resulting dilution and reduction of the equity of the founding partners) or in advantages as a future customer of the company, for example, a lower price than the RRP of the products or services of your startup. As it will be complicated to reach this type of &quot;investors&quot;, there are companies such as <a href="https://ufounders.com/es/">Ufounders</a> specialized in raising these rounds.</p>
<h2 id="public-subsidy">Public subsidy.</h2>
<p>In Spain it is frankly difficult to find grants (non-refundable) although it is always advisable to be aware of what may be available, for example in <a href="https://www.acelerapyme.gob.es/">Acelera Pyme</a> or in the Autonomous Regions and City Councils.</p>
<h2 id="public-financing">Public financing.</h2>
<p>Although the conditions are usually quite restrictive, <a href="https://www.enisa.es/">ENISA</a> is an option to obtain a participative loan with good conditions. You will not sacrifice equity with this option as ENISA will simply receive more in loan repayment if your business does well. Portals such as <a href="https://www.fandit.es/">Fandit</a> or people like <a href="https://somosgwspain.com/d">GWSpain</a> can advise and guide you in this world.</p>
<h2 id="private-financing">Private financing.</h2>
<p>Banks are another option to get the loan you need. Although some banks have units specialized in startups (<a href="https://dayonecaixabank.es/sobre-dayone/">DayOne</a> or <a href="https://bstartup.bancsabadell.com/">BStartup</a>) you may end up in your branch negotiating with the Director and they will deny it ..... Or they will grant it against a mortgage guarantee. Not all banks are receptive to a good business plan.</p>
<h2 id="financing-with-mgs-mutual-guarantee-societies">Financing with MGS (Mutual Guarantee Societies).</h2>
<p>In the case of Spain, companies such as <a href="https://www.avalmadrid.es/">Avalmadrid</a> or <a href="https://www.iberaval.es/">Iberaval</a> can facilitate your access to private financing from banks by granting you the guarantee that the latter need. These SGRs will rely on your business plan to judge whether your idea can prosper and whether you will be able to repay the loan. Although this will not free you from putting some kind of guarantee, although less than that required by a bank and, usually, will not go against your assets if you can not repay the principal of the loan.</p>
<h2 id="growth-stage">Growth Stage</h2>
<p>The financing and/or subsidy that you have obtained in the pre-Seed stage will allow you to verify the business hypothesis and start having income. The business model works and starts to generate cash flow. Now an injection of capital is needed to grow the business according to the Business Plan. And this is where investment funds come in. The range of capital needed if your startup reaches this stage will vary greatly depending on the business itself, but we can talk about a range between €500K and €5M.</p>
<p>This first round of investment is known as Series A and what the company is looking for is the necessary investment to grow revenue until it reaches break-even, the revenue generated covers the cost of operation.</p>
<p>The normal thing in this phase is to turn to Venture Capital, which will invest in your company if it is convinced that by increasing sales the company will increase its margins and, therefore, will generate enough profit to recover its increased investment according to the agreed profitability.</p>
<p>The capital contributed by the VC will give him a sufficient shareholding in the company to control its decision-making bodies so that he can ensure that his contribution is used for the agreed purposes. This is usually an investor who will remain in the company for a period of between 5 and 10 years and who will demand the permanence of the startup&#39;s management team.</p>
<p>From this point on, and if the business continues to grow, Series B, Series C and, perhaps, Exit will follow.</p>

How to fund your StartUp

<p>The &quot;radial&quot; hub &amp; spoke system is one of the structures that many companies are adopting to implement hybrid work. The HQ, the central headquarters, is maintained as the traditional main office, with &quot;satellites&quot; that can take the form of <a href="https://www.linkedin.com/feed/hashtag/?keywords=coworkings&amp;highlightedUpdateUrns=urn%3Ali%3Aactivity%3A6865744285946449920">#coworkings</a>, <a href="https://www.linkedin.com/feed/hashtag/?keywords=espaciosflexibles&amp;highlightedUpdateUrns=urn%3Ali%3Aactivity%3A6865744285946449920">#flexibleoffices</a>, <a href="https://www.linkedin.com/feed/hashtag/?keywords=homeoffice&amp;highlightedUpdateUrns=urn%3Ali%3Aactivity%3A6865744285946449920">#homeoffice</a> or other opportunity spaces.</p>
<p>This model also has the advantage of being tremendously scalable, being applicable for companies of any size and any geographic distribution of its workforce. The HQ could well be in a central hub (Madrid, Barcelona), while other work teams can be dispersed throughout the country, using <a href="https://www.linkedin.com/feed/hashtag/?keywords=espaciosflexibles&amp;highlightedUpdateUrns=urn%3Ali%3Aactivity%3A6865744285946449920">#flexiblespaces</a> instead of long-term leases.</p>

<h2 id="what-is-your-business">What is your business?</h2>
<p>Startups are usually born from an idea. That idea is usually associated with an unmet need, or an unsolved problem. To go from idea to business, you need to ask yourself who will buy your solution and why. Doesn&#39;t anyone in the market offer an answer? And if someone does, can you improve it? And can you reach your potential customers? How?</p>
<p>Many questions that must be answered in the following steps. <p>Your market is defined by the number of customers you will be able to sell your service or solution to. Find out what is the potential market you have. In this way you will be able to estimate the maximum number of customers you can reach. And based on this figure, estimate how much of that market you can reach and can buy your product.</p>
<p>In addition to this sizing, it is very useful to know the trends. Is it a market with a growing demand? If it is growing, how is it growing? You may be able to find analyses on the Internet that give you this information. The more you can study the better your estimate will be.</p>
<p>All of this requires research and the creation of a business model. You will have to make assumptions, but never cheat to &quot;crunch the numbers&quot;. Remember that Excel holds everything, but business does not.</p>
<h2 id="what-makes-you-different-your-value-proposition">What makes you different? Your value proposition</h2>

<h2 id="create-your-team-the-partners-agreement">Create your team. The Partners Agreement</h2>

Digitalization and leadership model: the challenges for companies to adopt hybrid models.

The pandemic has filled the news with headlines full of anglicisms giving us data, ideas and guidance that something is happening in the world of work.</p>
<p>Overnight, in March 2020, we went from a basically face-to-face model (which we had never seriously questioned), to a completely remote and, moreover, home-based model. Without time to think about it, better or worse, companies and professionals adapted their methods and spaces to be able to continue producing.</p>
<p>The passing of the months began to reveal things, many things. Some of them very good. Others, not so good. And the decline of the COVID, God willing it will not return with the same virulence triggered by new strains, brings us back to a kind of normality to which we arrived transformed. Among many other things, we ask ourselves whether purely face-to-face work is the best model once our lifestyle has changed, and in what way, after the pandemic.</p>
<p>The process of digitization of Society as a consequence of this short but intense period since March 2020, has opened a debate on how to adapt work to this new lifestyle in which most of the work can be done remotely. What is going to be the right model from now on.</p>
<h2 id="facts-statistics-and-trends">Facts, statistics and trends.</h2>
<p>It might be a good idea to review the data and surveys conducted during the pandemic.</p>
<p><a href="https://www.savills-aguirrenewman.es/publicaciones/noticias/318887/el-87--de-los-trabajadores-en-europa-cree-que-la-oficina-es-esencial--segun-el-estudio-office-fit-de-savills">Savills Aguirre Newman</a> published last September the results of a survey of a universe of 100,000 people. And that survey shows some surprising results:</p>

<li>12% say they would work in flex or coworking spaces, up from just 3% in 2019.</li>

<p><a href="https://www.pwc.com/us/en/library/pulse-survey/future-of-work.html">PwC</a> and <a href="https://cincodias.elpais.com/cincodias/2021/09/17/economia/1631892143_050932.html">KPMG</a> indicate that only 19% of companies will return to the purely face-to-face model, and that 38% of Spanish CEOs assume a hybrid model with more than 2 days of remote work.</p>
<p>The data seems to indicate that the future points to the workplace being linked to the professional and not the other way around. Sometimes we will go to the office and sometimes we will stay at home working. But it is clear that these will not be the only options. Flexible spaces will have more and more weight and presence.</p>

<p>The world of Coworking, or the rental of flexible professional spaces, is nothing new, in fact it was born in San Francisco at the beginning of the century and, despite having had a significant growth, it has not acquired a global dimension until the advent of COVID-19.</p>
<p>In Spain, <a href="https://www.randstadresearch.es/informe-teletrabajo-en-espana-2021">recent studies</a> indicate that the volume of potential teleworkers is much higher than the supply of flexible workspaces for rent. Brindusa Anghel, Marianela Cozzolino and Aitor Lacuesta), more than 6M Spanish professionals could do it which is an increase of x3.7 with respect to the number of professionals who did it in 2019.</p>
<p>In addition, when sizing the market and market trends, it is important to note that, despite an increase in remote work, Spain is still well below its European counterparts.</p>

<p>Traditionally, this is not something you would expect to find in hotels, but as lifestyle needs and technological advances change, more and more hotels are abandoning the traditional business center model to accommodate a new wave of mobile workers. Not only do these spaces open hotels to new audiences and the community, but by charging a fee, they can generate revenue, leveraging existing space and activating profitable economies of scale. Revenues also trickle down to other areas of the hotel, such as restaurants, lobby stores, coffee shops and so on, as visitors seek to explore the facilities and stay under one roof.</p>
<p>We spoke to a handful of hotels to find out what they are doing and what the benefits are.</p>
<h2 id="hobo-stockholm"><a href="https://hobo.se/om-hobo/">Hobo</a>, Stockholm</h2>
<p>Stockholm&#39;s Hobo Hotel doesn&#39;t present itself as just a hotel, but as a new design hotel that welcomes both professionals and visitors. Its name is even based on the traveling lifestyle of 1930s America, and &quot;hobo&quot; means a thoughtful and curious person, who sees himself as a citizen of the world.</p>
<p>On the hotel&#39;s website, Hobo bills itself as &quot;a meeting spot, a place to work, an office, or just a nice place to visit and hang out.&quot; It goes on to say, &quot;And, obviously, you can also stay here. Check out our 201 amazing hotel rooms, all of which are loaded with handy gadgets you can borrow during your stay.&quot;</p>

<p>In Vienna, Hotel Schani Wien combines tradition with a modern way of welcoming community members and guests. Located right across the street from Vienna&#39;s central train station, this trendy hotel has seized on the idea of combining a traditional Viennese coffeehouse with modern work facilities.</p>

Coworkers are encouraged to sign up for the hotel&#39;s newsletter as an additional point of contact.</p>
<p>The hotel&#39;s PR and Marketing Manager, Anita Komarek, says that since the coworking space was introduced three years ago, it has had a very positive impact on the hotel. &quot;Our lobby is never empty and is becoming increasingly popular with guests and locals. On average, we sell up to 20 coworking passes at a time and use 1 or 2 fixed desks. Our guests like the technology we offer and love the atmosphere when they arrive at the hotel; in our opinion, coworking is the answer to new work demands.&quot;</p>

The space offers sofas, tables, desks and many different areas to work in. Non-guests of the hotel (as part of the fee) can also access the hotel&#39;s facilities, from the pool to the gym, and discounts at the hotel&#39;s restaurant, which helps keep non-guests in the building.</p>
<p>Hotel manager Joella Moore explains why the hotel included NEST, as it is located in Barsha Heights in Dubai. &quot;This was one of the key factors for including NEST in the hotel: this ultra-modern and dynamic district focuses on stimulating an interactive community around entrepreneurs, freelancers and businesses. As a result, NEST was designed within the hotel to fit the needs of the modern worker,&quot; says Moore.</p>
<p>He adds that since opening, it has had a very positive impact on the hotel, both from a community standpoint and in terms of revenue. &quot;In less than six months it has become the go-to place for local business people and international business travelers. In addition, the NEST audience has generated substantial revenue for TRYP Dubai&#39;s restaurants, bars and rooms, resulting in increased return on marketing investment, brand awareness and media coverage created by NEST&#39;s event programming for the hotel,&quot; he added.</p>

<p>The COVID impact on mobility has led the Autonomous Communities to approve aid for teleworking. For this reason, most of the Autonomous Communities have endowed budget items, already available, to support teleworking for freelancers and SMEs. Here are some examples of the types and amounts of aid and links to the pages where you can check the details.</p>
<h2 id="madrid">Madrid</h2>
<p>The <strong>Comunidad de Madrid</strong> has approved the new &quot;<a href="https://gestionesytramites.madrid.org/cs/Satellite?cid=1354741620797&amp;c=CM_ConvocaPrestac_FA&amp;noMostrarML=true&amp;pageid=1142687560411&amp;pagename=ServiciosAE%2FCM_ConvocaPrestac_FA%2FPSAE_fichaConvocaPrestac&amp;vest=1142687560411">Subsidies for the promotion of CSR and work-life balance</a>&quot;. The second of these encourages teleworking and flexible working hours. It is mainly oriented to the acquisition of the necessary means to be able to telework. The amount of the subsidy is <strong>2.500€ per worker</strong> with a maximum limit of 10.000€ per company and 75% of the cost of the electronic equipment to be acquired.</p>
<h2 id="extremadura">Extremadura</h2>
<p>Also <a href="https://extremaduraempresarial.juntaex.es/subvenciones?idContenido=12204901">Junta de Extremadura</a> offers grants to SMEs and self-employed for the promotion of teleworking with a limit of €6,000. These aids are granted under the heading &quot;Aids for the implementation of teleworking solutions and digital entrepreneurship in companies in the Autonomous Community of Extremadura&quot;.</p>
<h2 id="andalucía">Andalucía</h2>
<p>The <a href="https://www.upta-andalucia.org/ayudas-de-la-junta-de-andalucia-para-implantacion-de-teletrabajo-en-las-empresas-andaluzas-para-poder-seguir-manteniendo-su-actividad-durante-el-estado-de-alarma/">Junta de Andalucía</a> grants direct, non-refundable subsidies for the implementation of teleworking <strong>ranging from 35% of the eligible investment up to 50%, with a maximum of 75,000 euros</strong>.</p>
<h2 id="castilla-la-mancha">Castilla La Mancha</h2>
<p>In the case of the <a href="https://www.jccm.es/tramitesygestiones/concesion-directa-de-subvenciones-dirigidas-personas-trabajadoras-autonomas-y-0">Junta de Castilla La Mancha</a>, the deadline has been opened until September 30, for the application of this type of aid. The amount of the subsidy is set at <strong>700 euros</strong> for each transformation of face-to-face jobs into teleworking jobs and <strong>3,000 euros</strong> for each <strong>new hiring</strong> of a teleworking job.</p>
<p>These are some of the aids that have been approved by the Autonomous Regions to promote teleworking, but by no means the only ones. And they are already open and can be applied for.</p>
