This week we have attended the CoworkingSpain Conference (<a href="https://coworkingspainconference.es/">CWSC</a>) in Valencia where we have had the opportunity to press the vitality of the coworking ecosystem, the flex and coliving.
First of all is to say that the organization of the conference has been excellent by Manuel Zea and Marc Navarro. Congratulations!
We have had the opportunity to attend a good number of presentations that have been touching different aspects of the sector, from the current state to the trends that are expected for the coming years.
<h2 id="the-industry-in-2021">The industry in 2021</h2>
The first thing to say is that it is in good health and that its future is more than promising.
Manu Zea opened the sessions by giving an overview of developments over the past year. Despite the difficulties derived from the pandemic, 2021 has been a record year for the coworking market. With more than 1,335,000 m2 available, only in fixed and flex positions, it would reach 131M€.
I would also highlight the granuralization of the spaces. 60% of the total m2 is in the hands of 12% of the spaces (with an average of more than 1000 m2 per space), while spaces smaller than 200 m2, represent 45% of the total coworking spaces with only 10% of the total m2.
Madrid and Barcelona continue to be the Tier 1 cities in Spain, but Tier 2 cities such as Valencia, Malaga and Seville are growing significantly. In this regard, interesting data pointed out by Sarah Colwell and Pablo Ochoa (<a href="https://www.theinstantgroup.com/es">The Instant Group</a>) revealing that Madrid and Barcelona are in the top 6 European cities in the startup ecosystem but that Spain is where the sector is growing the most in Tier2 cities.
He also provided a lot of interesting data Carlos Almansa (<a href="https://www.nexudus.com/">Nexudus</a>) on the habits and usage statistics of the spaces managed with his software platform that can be found in his Nexudus Insights report.
<h2 id="coworking-and-coliving">Coworking and Coliving</h2>
The sessions focused on two areas of interest:
The world of coworking, in all its aspects, from the experiences and recommendations of large and small operators, to the analysis, perspectives and expectations of the market.
Coliving and hospitality. We will dedicate a separate article to everything related to coliving, digital nomads and the approach of hospitality to flex workspaces. Particularly interesting were the presentations of Carlota Lago (LAR group, wonderful project they are creating in the PTM of Malaga) and Carles Nogués (TSH, and his ambitious and innovative hospitality project).
Both big players (Loom, WeWork, Utopicus, Attico, CBRE) and independents (Wayco and Vortex among others) have been represented in the sessions.
<h2 id="trends-in-flex-work-and-coworking">Trends in flex work and coworking</h2>
It is worth highlighting the agora that starred Maria Montis, from <a href="https://loom.es/">LOOM</a>, focused on <a href="https://coworkingspainconference.es/ponencias/agora-operaciones-en-espacios-flex">Operations in Flex Spaces</a> and that, thanks to the enormous experience and sympathy of Maria, the attendees were encouraged to share their anecdotes, experiences and doubts, in an anecdotal full of lessons on the operations necessary to make a coworking space a successful one.
Muhannad Al Salhi, general manager of <a href="https://www.wework.com/es-ES">Wework</a> for Spain and Portugal spoke about the momentum of the sector worldwide and the inexorable implementation of hybrid models (work anywhere) &quot;imposed&quot; by people and to which companies and operators must adapt through the &quot;intentional office&quot;. In this model, operators offer different styles of spaces adapted to people&#39;s needs.
A similar message was given by Jesse Derkx, from <a href="https://www.cbre.es/es-es/">CBRE</a>, focusing on the requirements of large corporations to adapt to flex models and the importance of brokers as eekox for these corporations.
Aúrea Rivela (from <a href="https://utopicus.es/">Utopicus</a>) introduced us to the current situation of Utopicus, and gave way to a detailed study of the typology of companies that work in flex offices, and the evolution that has been seen in recent years.
Nacho Cambralla (CEO of <a href="https://wayco.es/">Wayco</a>), Cristina Trilles (CEO of <a href="https://vortexcoworking.es/">Vortex Coworking</a>) and Dania Cotlear Stuart (Head of <a href="https://jeff.com/info/jeffworksvalencia/">Jeff Works</a>) showed the strength of the sector in the host city.
Gabi Espin (Co-Founder and CEO) and Naiara Chaler (Ecosystem Manager) of <a href="https://aticco.com/">Aticco</a> showed their vision far beyond the operation of the spaces themselves, looking towards the creation of ecosystems and communities of value around them.
Special mention to the initiatives in rural coworking by Laia Benaiges (<a href="https://www.espailamagrana.cat/">l&#39;Espai La Magrana</a>) who presented her space and the activities carried out there to create a community with added value for its users.
For her part, Rocío Vielva, director of the <a href="https://www.bancosantander.es/particulares/banca-digital/workcafe">Work Café</a> network of Banco Santander explained the concept of the new banking office that lies behind the concept and design of the Work Café and its offer of flex workspaces, which, without a doubt, are here to stay.
Also very interesting was the intervention of Estela Martín (<a href="https://sincrogo.com/">SincroGO</a>) regarding the new Telework law and the important changes that would be necessary in it so that it is really a law to promote Telework and not an obstacle.
From Custom Suite, Javier Reina showed us the best way to adapt coworking spaces in Shopping Centers, without a doubt a clear and adequate vision from his own experience.
And to finish, and not with the mention of all the speakers, Raquel Traba, showed us how to build from the foundations a sustainable coworking, and no one better than her with her own example in Madrid Triple Coworking.
<h2 id="ukraine-in-the-heart-the-courage-of-the-sector">Ukraine in the heart. The courage of the sector.</h2>
A mention from the heart to Igor Dzhebyan and Vika Zhurbas-Litvin of the Ukraine Coworking Association. Through a tour of coworking spaces in their country they showed us the horrors of the war unleashed by Russia and the courage of the operators and coworkers who have reconverted their spaces into places of solidarity and resistance.
<h2 id="waiting-for-the-2023-conference">Waiting for the 2023 Conference</h2>
Despite the number of presentations full of ideas, creativity and data, the best part of the conference was undoubtedly the networking sessions, coffees and meals. In those moments, from eekox we have been able to exchange ideas and proposals with the best representatives of the sector in Spain (thanks María, Paloma, Anna, Gabriel, Oscar, Juanjo, Rocío, Carlota, Mar, Patricia ...... for the shared coffees and meals) and also from abroad. Jeannine Van der Linden told us about her experience as an accidental entrepreneur and her coworking concept that she has transferred to her 9 spaces in the Netherlands (<a href="https://www.dekamer.eu/">De Kamer</a>).

Teleworking, coworking, workout, flexwork, coliving, digital nomads, burnout, hybridization, flexible spaces, homeoffice, bleisure, Total Revenue Management,..... The pandemic has filled the news with headlines full of anglicisms giving us data, ideas and guidance that something is happening in the world of work.
Overnight, in March 2020, we went from a basically face-to-face model (which we had never seriously questioned), to a completely remote and, moreover, home-based model. Without time to think about it, better or worse, companies and professionals adapted their methods and spaces to be able to continue producing.
The passing of the months began to reveal things, many things. Some of them very good. Others, not so good. And the decline of the COVID, God willing it will not return with the same virulence triggered by new strains, brings us back to a kind of normality to which we arrived transformed. Among many other things, we ask ourselves whether purely face-to-face work is the best model once our lifestyle has changed, and in what way, after the pandemic.
The process of digitization of Society as a consequence of this short but intense period since March 2020, has opened a debate on how to adapt work to this new lifestyle in which most of the work can be done remotely. What is going to be the right model from now on.
<h2 id="facts-statistics-and-trends">Facts, statistics and trends.</h2>
It might be a good idea to review the data and surveys conducted during the pandemic.
<a href="https://www.savills-aguirrenewman.es/publicaciones/noticias/318887/el-87--de-los-trabajadores-en-europa-cree-que-la-oficina-es-esencial--segun-el-estudio-office-fit-de-savills">Savills Aguirre Newman</a> published last September the results of a survey of a universe of 100,000 people. And that survey shows some surprising results:

<li>87% of employees in Europe believe that the office is essential.</li>
<li>12% say they would work in flex or coworking spaces, up from just 3% in 2019.</li>
<li>Twenty-seven percent of respondents answered that they would use an office close to home in addition to their own if they had the option.</li>
</ul>
<a href="https://www.bloomberg.com/news/articles/2021-06-01/return-to-office-employees-are-quitting-instead-of-giving-up-work-from-home">Bloomberg</a> estimates that 39% of workers would quit their current job if they were forced to return to their usual job permanently....
<a href="https://www.pwc.com/us/en/library/pulse-survey/future-of-work.html">PwC</a> and <a href="https://cincodias.elpais.com/cincodias/2021/09/17/economia/1631892143_050932.html">KPMG</a> indicate that only 19% of companies will return to the purely face-to-face model, and that 38% of Spanish CEOs assume a hybrid model with more than 2 days of remote work.
The data seems to indicate that the future points to the workplace being linked to the professional and not the other way around. Sometimes we will go to the office and sometimes we will stay at home working. But it is clear that these will not be the only options. Flexible spaces will have more and more weight and presence.
<a href="https://www.us.jll.com/content/dam/jll-com/documents/pdf/articles/covid-19-and-flexible-space-report.pdf">JLL</a> ventures to predict that in 2030 30% of jobs will be of this type.
The world of Coworking, or the rental of flexible professional spaces, is nothing new, in fact it was born in San Francisco at the beginning of the century and, despite having had a significant growth, it has not acquired a global dimension until the advent of COVID-19.
In Spain, <a href="https://www.randstadresearch.es/informe-teletrabajo-en-espana-2021">recent studies</a> indicate that the volume of potential teleworkers is much higher than the supply of flexible workspaces for rent. According to the BdE (Banco de Espana (&quot;El teletrabajo en Espana&quot;. Articulos Analiticos 2/2020. Brindusa Anghel, Marianela Cozzolino and Aitor Lacuesta), more than 6M Spanish professionals could do it which is an increase of x3.7 with respect to the number of professionals who did it in 2019.
In addition, when sizing the market and market trends, it is important to note that, despite an increase in remote work, Spain is still well below its European counterparts.

These data clearly indicate the potential of this sector since, although part of this huge volume of working days will be produced as a home office, the vast majority will take place in spaces that are better equipped than the private home.

What you see less of, however, is the combination of coworking spaces within hotels, but this, it seems, is changing. Looking at the popularity of these spaces and <a href="https://hbr.org/2015/05/why-people-thrive-in-coworking-spaces">who they have become popular with</a>, it is perhaps not hard to see why the hotel industry is starting to adapt.
Users of coworking spaces tend to be the younger generation, who prefer flexibility in the workplace and who, in most cases, are looking for travel and excitement in the way they work. The entrepreneurial and collaborative setup of these new-age offices also allows workers to easily connect with like-minded people, establishing a seamless experience where work can be combined with social activities, networking and more.
Traditionally, this is not something you would expect to find in hotels, but as lifestyle needs and technological advances change, more and more hotels are abandoning the traditional business center model to accommodate a new wave of mobile workers. Not only do these spaces open hotels to new audiences and the community, but by charging a fee, they can generate revenue, leveraging existing space and activating profitable economies of scale. Revenues also trickle down to other areas of the hotel, such as restaurants, lobby stores, coffee shops and so on, as visitors seek to explore the facilities and stay under one roof.
We spoke to a handful of hotels to find out what they are doing and what the benefits are.
<h2 id="hobo-stockholm"><a href="https://hobo.se/om-hobo/">Hobo</a>, Stockholm</h2>
Stockholm&#39;s Hobo Hotel doesn&#39;t present itself as just a hotel, but as a new design hotel that welcomes both professionals and visitors. Its name is even based on the traveling lifestyle of 1930s America, and &quot;hobo&quot; means a thoughtful and curious person, who sees himself as a citizen of the world.
On the hotel&#39;s website, Hobo bills itself as &quot;a meeting spot, a place to work, an office, or just a nice place to visit and hang out.&quot; It goes on to say, &quot;And, obviously, you can also stay here. Check out our 201 amazing hotel rooms, all of which are loaded with handy gadgets you can borrow during your stay.&quot;

As for why the hotel encourages workers, general manager Mattias Stengl tells us that the whole ethos of Hobo is to be part of the community.
<h2 id="hotel-schani-wien-austria"><a href="https://www.hotelschani.com/">Hotel Schani Wien</a>, Austria</h2>
In Vienna, Hotel Schani Wien combines tradition with a modern way of welcoming community members and guests. Located right across the street from Vienna&#39;s central train station, this trendy hotel has seized on the idea of combining a traditional Viennese coffeehouse with modern work facilities.

To this end, they have integrated a coworking space including twelve desks into the hotel lobby. Hotel guests can use the space free of charge and locals have the choice between a 10-day or 30-day coworking pass (€90 and €150) or renting a coworking desk for €190 per month. Coworkers are encouraged to sign up for the hotel&#39;s newsletter as an additional point of contact.
The hotel&#39;s PR and Marketing Manager, Anita Komarek, says that since the coworking space was introduced three years ago, it has had a very positive impact on the hotel. &quot;Our lobby is never empty and is becoming increasingly popular with guests and locals. On average, we sell up to 20 coworking passes at a time and use 1 or 2 fixed desks. Our guests like the technology we offer and love the atmosphere when they arrive at the hotel; in our opinion, coworking is the answer to new work demands.&quot;

<h2 id="hotel-tryp-by-wyndham-dubai"><a href="https://www.trypwyndhamdubai.com/">Hotel Tryp by Wyndham</a>, Dubai</h2>
The Tryp by Wyndham Hotel, located in Barsha Heights in Dubai, also offers a coworking space within the hotel. The &quot;NEST&quot; coworking space offers guests and non-guests hourly, daily or monthly passes (for a fee), to catch up on work with like-minded people in a creative space. The space offers sofas, tables, desks and many different areas to work in. Non-guests of the hotel (as part of the fee) can also access the hotel&#39;s facilities, from the pool to the gym, and discounts at the hotel&#39;s restaurant, which helps keep non-guests in the building.
Hotel manager Joella Moore explains why the hotel included NEST, as it is located in Barsha Heights in Dubai. &quot;This was one of the key factors for including NEST in the hotel: this ultra-modern and dynamic district focuses on stimulating an interactive community around entrepreneurs, freelancers and businesses. As a result, NEST was designed within the hotel to fit the needs of the modern worker,&quot; says Moore.
He adds that since opening, it has had a very positive impact on the hotel, both from a community standpoint and in terms of revenue. &quot;In less than six months it has become the go-to place for local business people and international business travelers. In addition, the NEST audience has generated substantial revenue for TRYP Dubai&#39;s restaurants, bars and rooms, resulting in increased return on marketing investment, brand awareness and media coverage created by NEST&#39;s event programming for the hotel,&quot; he added.

While coworking spaces within hotels may not suit every guest or every hotel, it is clear that a sense of community is achieved by opening up the common areas and encouraging local residents to use the facilities as a central meeting point.
New spaces are popping up all over the world, including at a hotel we covered in The Hotel Stories two weeks ago: the <a href="https://medium.com/the-hotels-network/perths-new-esplanade-hotel-set-to-be-revitalized-and-re-positioned-ad686c0ffaf5">New Esplanade Hotel in Perth</a>. The new-look hotel, which will open this summer 2018 after an extensive renovation, will include one of the city&#39;s most flexible coworking spaces. The reason for its inclusion? As a key part of the hotel&#39;s new strategy to re-establish itself as a vital part of the community.
The hotel&#39;s ninth floor will be occupied by a dedicated 24-hour coworking space designed for guests and locals to come together to work, meet, find inspiration and socialize. In fact, the entire hotel is designed to act as a central hub for the local community, with a 24-hour lobby, comfortable common areas, a rooftop bar and café that will welcome non-guests.

The new concept of coworking hotels is booming. In these hotels, hotel facilities are integrated with coworking spaces, where hotel guests and locals come together to work and meet. In this way, hotels offer a hybrid between working, sleeping and living that anticipates the needs of millennials and the growing group of digital nomads.

Now, we no longer only optimize the sale of rooms, but the arc has been opened towards integrated revenue management. We now have to talk about TrevPAR (total revenue per available room) and not RevPAR (revenue per available room). The fact is that the guest can generate a lot of revenue for the hotel, beyond the price paid for the room. What&#39;s more, the guest-coworker can generate new revenue.... without even booking a room.
